To provide technical assistance and coordination on issues concerning construction, renovation, repair, and ongoing operations of Christiana Care facilities and infrastructures to ensure appropriate internal and external standards and specifications are utilized and appropriately interfaced with existing facilities to provide safe and efficient operation.
EDUCATION AND EXPERIENCE REQUIREMENTS:
Associates degree in an engineering discipline with appropriate experience may be substituted.
Experience with construction process and project management.
Ability to utilize Microsoft Office and third-party software to create reports
Knowledge of energy management practices and programs
PRINCIPAL DUTIES AND RESPONSIBILITIES:
Develops and maintains a functional document and drawing library to include shop drawings, as built or record drawings, photographs, specifications, O & M manuals, and other reference materials from completed projects.
Develops and maintains current facility drawings to accurately represent current building configuration, utility infrastructure, and fire and life safety components. Incorporates changes from recent completed projects into these drawing with deletion and addition of infrastructure components. Evaluates and recommends improvements to the document library and process.
Provides training and assistance to others on utilizing archived information located in the document library.
Acts as a liaison to contractors and vendors performing activities at our facilities to ensure appropriate equipment and procedures are being utilized safely. Assists with locating existing infrastructure components prior to work commencement.
Evaluate equipment and vendor capabilities and recommend for contracting or procurement purposes. Provide feedback to management on performance of completed work or projects.
Conducts periodic progress inspections of project and maintenance work, identifies items of concern, and notifies responsible parties of such. Photographically document significant project activities or milestones for future reference in the document library. Inspections of completed projects and submits identified issues for inclusion on final punch list. Verify construction close-out documentation and drawings are received, filed, and maintained accordingly.
Attend internal and external project meeting for information exchange in an effort to reduce impact on affected occupants
Provides assistance with developing and maintaining Facilities and Services new construction and renovation standards
Provides assistance with evaluation of proposed equipment or systems and their design and application as part of new construction and renovation projects.
Identifies poor performing facility components and infrastructure items and provides input and recommendations on facility and system improvements. Researches and investigates new technologies for improved facility performance, cost reduction, and energy efficiency.
Provides assistance with recording utility consumptions and identifying anomalies and variances.
Assists with the identification and development of utility conservation measures, projects, and measurement and verification.
Assists with management of internal projects.
Performs assigned work safely, adhering to established departmental safety standards and practices. Identifies, in a timely manner, any unsafe activities, conditions, hazards, or safety violations that may cause injury to oneself, other employees, patients and visitors.
KNOWLEDGE, SKILL, AND ABILITY REQUIREMENTS:
Knowledge of various building and utility systems and their operation, maintenance, and repair.
Knowledge and frequent use of formulas, tables and charts relating to energy calculations, system capacities, and equipment characteristics.
Knowledge of construction standards, codes, and regulatory compliance standards and ability to apply these standards to drawing and specification reviews. Ability to review project specifications and evaluate proposed equipment for possible inaccuracies and omissions prior to construction.
Ability to read schematic drawings and blueprints. Ability to operate typical electromechanical test equipment. Ability to measure equipment and system operation and determine they are performing properly and within listed specifications. Ability to convert findings of deficient system performance into appropriate corrective actions.
Ability to research and review various types of manufacturer literature and consult with manufacturer's representatives on their potential application within Christiana Care facilities. Ability to translate manufacturer/vendor literature into efficient and coordinated maintenance procedures and schedules as required.
Ability to utilize Microsoft Office Suite programs effectively. Ability to effectively communicate and produce written reports as required.
Must be able to climb stairs, ladders, or scaffolding. Must be able to traverse typical construction sites. Potential to access confined space for inspections activities. Potential to access roof areas for inspections. Must be able to wear PPE such as fall protection harness, hard hats, and safety glasses as an example while performing some job functions.
Environment is 50% office and 50% plant or construction site access. Considerable walking while monitoring construction projects, many times working in extreme weather conditions. There are usual hazards associated with working with high voltage electrical equipment.
Majority of time in an office environment. Frequent exposure to unheated, unventilated, dusty, poorly lit, and noisy environments.
